Boutique Hotel at a Karelia Resort

   Originally designed as a private country residence for a large family, this project evolved during construction into a premium 14-room boutique hotel within a resort setting. At SOZDAN, we adapted the architectural concept to its new hospitality function while preserving the scale, character, and sense of exclusivity originally envisioned for the home.

   The building is dramatically integrated into a granite hillside, with part of the structure carved into the natural rock and a private underground tunnel connecting the hotel to the swimming pool area. The architecture is defined by monumental natural materials and a strong structural expression: the lower floor is built from cast-in-place reinforced concrete, while the main floor is constructed with solid timber, creating a powerful contrast between permanence, warmth, and natural texture.

   Inside, the project features high-end custom interior solutions, carefully selected materials, and unique design details that create an atmosphere of understated luxury. The result is a distinctive resort hotel that feels both monumental and intimate — deeply connected to its landscape, yet refined, comfortable, and exclusive.
